Desert Capital REIT was established in December 2003 by the principals of Consolidated Mortgage (CM) to leverage CM’s 29 years of continuous real estate investment success. Established in 1977, CM is one of the largest private trust deed investment firms in the United States, with over $1.5 billion in loans originated since 2001.

We have organized our company as a real estate investment trust because of the substantial tax advantages that designation provides. As a REIT, we are not required to pay corporate income taxes so long as we pay 90% of our REIT taxable income to our shareholders as dividends.

Through our specialized, innovative approach to investing in high-quality mortgage loans, we strive to achieve consistent growth and profitability for our shareholders. Our primary business is investing in loans to owners and developers of real estate properties.

By taking a focused, resourceful and disciplined manner to our business, we can offer shareholders advantages not found in other investments. Backed by real assets with tangible values, Desert Capital REIT investors can realize less volatility and a measure of inflation protection.

Our revenues consist of the interest payments made by borrowers on all loans that we either fund or acquire. From these revenues, we deduct operating and debt costs, as well as management expenses. What remains is our profit. As a REIT, we pay a minimum of 90% of our profits out as dividends to our shareholders.
